Inflation Buster Buydown

A price cut or a rate buydown β€” which actually moves the payment more?

Every deal here already includes the Inflation Buster Buydown β€” a free, lender-paid 1-0 buydown, no seller concession required. Enter the deal and (optionally) what else you're asking the seller for, and this shows what that additional dollar amount buys as a permanent price reduction versus an extended rate buydown, side by side β€” plus suggested language for the ask. Don't have a home under contract yet? Register for the promotion below and we'll reach out the moment you're ready to make an offer.

Every quote below already includes a free, lender-paid 1-0 buydown

On any purchase contract ratified between October 1 and December 31, 2026 that closes by December 31, 2026, Novus provides a monthly payment subsidy for the first 12 payments of your loan β€” equivalent to a 1% discount off the note rate β€” automatically, no seller concession required and no cost to you. We're also crediting up to $500 toward the appraisal at closing. Want more than just Year 1? You can still ask the seller to stack additional savings below.

Stack an additional seller ask (optional)

The free lender 1-0 above is already included. If you also want to ask the seller for something, one dollar amount, compared two ways.
On top of the free lender buydown β€” leave at $0 to see just what's already included.
Year 1 is always the free lender-paid point. The seller concession only has to cover years beyond that.
Educational illustration only β€” not a credit decision, a rate lock, or a commitment to lend. Property tax and insurance are held constant between the two scenarios shown (a price reduction can eventually affect assessed value, but not predictably or immediately, so this tool does not model that). Interested-party contribution limits, program eligibility, and actual underwriting terms are not checked here β€” confirm every number against a real loan estimate before using this with a client. Nothing here is tax or legal advice.

Inflation Buster promotion terms: Available on purchase transactions with a ratified contract between October 1, 2026 and December 31, 2026 that close before midnight on December 31, 2026. Qualifying loans receive a lender-paid 1-0 temporary buydown and an appraisal credit of up to $500 applied at closing. Year-1 savings equal the difference between twelve payments at the full note rate and twelve payments at the buydown rate (one point lower), rounded to the nearest dollar. Temporary buydown does not change the loan's interest rate or amortization β€” the loan accrues interest at the full note rate for the entire term, and a portion of the monthly payment is subsidized during the buydown period only. Any additional seller-funded buydown years shown above (beyond the free Year 1) are not part of the Inflation Buster promotion and depend on the seller agreeing to fund them. Rates and requirements are subject to change without notice. Not all products are available in all states. Other restrictions or limitations may apply.
